PROVISIONInspections

Services

Every inspection your property will ever need.

Residential, commercial and lender inspections, all performed by one inspector who goes through the exterior, interior, attic and crawlspace and delivers one clear report.

Three zones, every home

Exterior. Interior. Attic and crawlspace.

A complete home inspection means going everywhere the problems hide, not just the rooms with good lighting. Every Provision inspection covers all three zones with thermal imaging included.

Zone 01

Exterior

Roof covering, flashing, gutters, siding, trim, windows, doors, decks, grading, drainage, driveways, walkways and the garage.

Zone 02

Interior

Electrical panel and outlets, plumbing supply and drains, water heater, furnace and air conditioning, kitchen appliances, bathrooms, walls, ceilings, floors, basement moisture and safety devices.

Zone 03

Attic and Crawlspace

Framing, sheathing, insulation depth, ventilation, moisture staining, bathroom and dryer exhaust, vapor barriers, pests and evidence of past leaks.

Residential Inspections

Every residential inspection follows a consistent, top to bottom process covering roof, exterior, structure, electrical, plumbing, HVAC, interior, insulation and ventilation. Reports are photo rich, plain English and delivered fast.

Pre-Purchase Home Inspection

Home buyers

The full buyer inspection with a photo report you can negotiate from.

A complete visual and operational evaluation of the home you are about to buy. We test every accessible system, document defects with photos and explain what matters, what can wait and what deserves a specialist.

Pre-Listing Seller Inspection

Home sellers

Know your home before buyers do and protect your sale price.

Sellers who inspect first avoid last minute renegotiations. We identify what a buyer's inspector will find so you can repair, disclose or price accordingly and keep the transaction moving.

Condo and Townhome Inspection

Home buyers

Interior systems, unit envelope and the shared components that affect you.

Attached housing has its own risks. We inspect everything inside the unit plus the elements you are responsible for, and flag association items you should ask about before closing.

Multi-Family Inspection

Investors

Duplexes, triplexes and fourplexes inspected unit by unit.

Investors get a per unit breakdown of condition, shared mechanicals and deferred maintenance so the numbers on your pro forma reflect the real building.

New Construction Inspection

Home buyers

Pre-drywall and final walkthrough phases on new builds.

Builders make mistakes too. A pre-drywall inspection catches framing, wiring and plumbing issues while they are still visible, and a final inspection gives you a punch list before you accept the keys.

11-Month Builder Warranty Inspection

Homeowners

Document defects before your one year builder warranty expires.

Most builder warranties end at twelve months. We inspect at month eleven so you have a documented list to submit while repairs are still the builder's responsibility.

Property Wellness Inspection

Homeowners

An annual condition check for homeowners who want no surprises.

A proactive maintenance inspection that catches small problems, roof wear, moisture intrusion, failing seals and aging mechanicals, before they turn into expensive repairs.

Investor Walk-Through Consultation

Investors

A fast, verbal condition assessment for offers with tight timelines.

When you need an experienced set of eyes before writing an offer, we walk the property with you, point out red flags and give a straight answer on whether it deserves a full inspection.

Re-Inspection and Repair Verification

Home buyers

Confirm negotiated repairs were actually completed correctly.

After the seller agrees to repairs, we return to verify the work was done, done properly and done by the right trade. You get a signed verification report for your file.

Commercial and Industrial Inspections

Property condition assessments for buyers, lenders, landlords and tenants. We evaluate structure, roofing, envelope, electrical service, plumbing, HVAC, fire and life safety, accessibility and site conditions, and deliver a report your underwriter can use.

Commercial Building Inspection

Commercial buyers

Office, retail, medical and mixed-use properties.

A full property condition assessment covering all major systems, code and safety observations and a prioritized list of immediate repairs versus capital planning items.

Industrial and Warehouse Facility

Commercial buyers

Light industrial, flex space, warehouse and distribution buildings.

Slab condition, dock equipment, clear height verification, heavy electrical service, roof membrane condition and mechanical systems evaluated for buyers and tenants.

Residential-Commercial Mixed Use

Investors

Storefronts with apartments above and live-work properties.

Mixed-use buildings combine two sets of risks. We inspect the commercial space, each residential unit and the shared systems that tie them together.

Multi-Unit Apartment Building

Investors

Five or more units with common areas and central mechanicals.

Representative unit sampling or full unit by unit inspection, plus boilers, common electrical, laundry, roofing and life safety systems.

Lender, Trust and Underwriting Inspections

Independent, third party property condition documentation for trust deed holders, private lenders, insurers and underwriters. Reports are objective, photo documented and formatted for your file.

Trust Deed Property Condition Report

Trust deed holders

Verify the condition of collateral securing a trust deed or note.

An independent condition report for trustees, beneficiaries and note holders who need to confirm the asset is maintained, occupied and free of obvious deterioration.

Underwriting Inspection

Underwriters and lenders

Condition verification for insurance and lending decisions.

Exterior and interior documentation, roof age and condition, mechanical systems and hazard observations to support underwriting where a state license is not required.

Documentation and Photo Reports

Property managers

Dated, photo documented records for residential and commercial properties.

Occupancy verification, pre-lease and move-out condition reports, insurance claim documentation and any situation where you need an objective third party record.

Add-On Services

A few extras that pair with a full home inspection. Everything is done in the same visit and included in one combined report.

Thermal Imaging

Infrared scanning included on every full inspection.

Infrared reveals hidden moisture, missing insulation, overheated electrical components and air leakage that the naked eye cannot see. It is standard on every Provision inspection, not an upsell.

Detached Garage and Outbuildings

Structures on the property that are not attached to the house.

Detached garages, sheds, workshops and barns are inspected for roof, structure, electrical and door condition and added to the main report.

Homeowner Walk-Through Consultation

An hour with the inspector to review your home and answer questions.

For homeowners who want a maintenance plan, a second opinion on a contractor bid or help prioritizing repairs before a sale.
